HPB approves local historic designations for north shore and normandy isles:

This week, the Historic Preservation Board voted in favor of recommending local historic district designations for North Shore and Normandy Isles as laid out in the North Beach Master Plan. Locally designated historic districts contain certain protections against demolition or alterations for “contributing” structures – those buildings that are deemed as having historic significance.
 
With the potential impact of sea level rise on certain portions of these recommended areas, the Planning Board staff suggested smaller areas for designation, however, HPB determined its role was to protect the historic character of neighborhoods and that it was up to the City Commission to consider the resiliency issue. The Commission has 60 days to deny or modify the HPB recommendation before it goes back to HPB for a public hearing and further Planning Board and City Commission consideration.
 
At its meeting next week, the City Commission will discuss holding a workshop to further explore these boundaries prior to the 60 day deadline (December 11).
 
In the meantime, the HPB vote means there is “zoning in progress” in these areas which requires HPB review and approval for the demolition of any structure within the draft boundaries of the proposed local historic districts unless the recommendations are modified or denied by the Commission.
