A proposed 13-story mixed-use development on a triangular parcel at the intersection of Indian Creek Drive and 71st Street was approved by the Miami Beach Design Review Board after design refinements suggested by the Board at two previous meetings.
The project known as Town Center Gateway is being developed by Nobe Creek, LLC owned primarily by members of the Galbut family. Other investors include Jefferson Brackin, Wayne Brackin, Michael Bird, and Susan Bird.
In addition to 110 residential units – 81 co-living units and 29 standard units – the project includes 7,000 sq. ft. of ground level retail, 79 parking spaces, a fourth floor pool deck, and a publicly accessible 32-seat restaurant on the 13th floor.
Existing buildings on the site bounded by Indian Creek, 71st Street, and Carlyle Avenue include a one-story office building, a two-story residential building and a single-story residence. The primary entrance of the new building will be on 71st Street.
The proposed height is 151 feet. The height limit is 125 feet but height on the parcel is eligible to go as high as 165 feet through a public benefits program established in the Town Center guidelines. The developer is planning to use the “expedited development” option for building by a certain date.
The approved renderings incorporated feedback from two discussion-only meetings in May and June and reflected a simplified design including straightening the architectural precast panels.
The project will seek LEED Gold certification.
