Urbanica proposes third boutique hotel in SoBe:

preservation board to consider plans for corner of 5th and meridian

Urbanica, a boutique hotel operator, is proposing to construct a 32-unit hotel on a vacant lot at the corner of Meridian Avenue and 5th Streets. Plans for the project were submitted to the Miami Beach Historic Preservation Board for consideration at its December 18th meeting.
 
If approved, Urbanica The Fifth Hotel would be the third US location for Urbanica – and the third within a couple of blocks of each other in South Beach. Urbanica, which has two hotels in Buenos Aires, opened The Meridian Hotel with 70 rooms at 413 Meridian Avenue in April of this year. The company’s website indicates it is under construction on the 30-room The Sofi Hotel at 426 Euclid Avenue. And, yes, The Fifth Hotel will be located on 5th Street and be Urbanica’s fifth hotel.

According to the Real Deal, The Fifth Hotel LLC purchased the property in June from SOBE 5 LLC led by Ronny Finvarb.

Michael Larkin, Attorney for The Fifth Hotel LLC, wrote in the application letter to the HPB that the 9,000 s.f. lot at 803 5th Street has been “vacant for approximately two decades”. The five-story hotel would include a café and triple-stacked mechanical parking lifts. The application seeks a variance for width of the proposed drive aisle to co-locate the on-site loading space.
 
The plans show a “contemporary design with natural wood and stone elements” and a spa pool with outdoor seating, however, Larkin notes, “No outdoor bar is proposed.” The applicants will seek approval of the mechanical parking lifts through the Planning Board.
